Exactly how much 'missing middle' land is there in the ACT?

With the ACT Government leaning into the missing middle, you might be interested to know the scale of the opportunity.

From our last two-weekly data core update, we can illustrate the distribution of RZ1 and RZ2 zoned land neatly.

In our 19 May 2026 update, there are 101,390 RZ1 and 15,121 RZ2 zoned land parcels in the ACT.

The charts show the land size cohorts, and the volume available by size.

In the categories above 950 sqm there are 21,484 RZ1 and 3,122 RZ2 parcels. Adding in the land between 800 and 950 sqm more than doubles that total to 51,816 parcels.

Not all of these sites have desirable development characteristics, and many already have some utilisation beyond a detached house.

But the scale of opportunity remains exciting, and done well, utilising some of this land for better located additional housing has the potential to substantially increase land supply.
